TYPICAL RESIDENTIAL APPRAISAL
Pack Appraisal Company offers a wide variety of appraisal products to satisfy the varying needs of our clients. Most of our lending clients require a "full" or "complete" appraisal on the industry standard Uniform Residential Appraisal Report (URAR). Appraisals of condominiums and vacant sites are provided in a similar format, but they are typically placed on different forms which are tailored to their specific property type.
Our reports are in full compliance with the Uniform Standards of Professional Appraisal Practice (USPAP). Following is a brief outline of what you can expect in a typical residential appraisal report from Pack Appraisal Company:
- Cover Page and Letter of Transmittal
- Form Report:
The appropriate Fannie Mae & Freddie Mac approved URAR, Condo, 2055, Land, or Small Income Residential form will be included with your report.
Narrative Addendum: Includes expanded commentary on the local economic trends, demographics, and market conditions; neighborhood influences; thorough description of the subject property; description of the appraisal process; expanded comments on the market analysis and various approaches to value; and reconciliation of the final value conclusion.
Assorted addenda including MLS Data
Building Sketch: Computer generated floor plan with square footage area calculations.
Maps: Subject plat map and state, county, & neighborhood maps showing location of subject property and comparable sales.
Supporting Maps (location, zoning, flood) as needed.
Subject Photos: Pictures tell the story, so we typically include interior, exterior, and view photos
Comparable Photos: Exterior photos of all comparable sales
