1. PROPERTY DATA - Subject Property Information and Comparable Sales Data: This report will provide you with the information needed to help you determine the feasibility of a successful tax appeal. You will be provided complete information from the Eagle County Assessors office that quantifies and describes your property. Inspect this data for errors which could result in an unfair assessment to your property.
This report also includes all of the comparable sales data from your neighborhood which was utilized by the county assessor to assign the actual value to your property. This is provided in a "user friendly"layout, allowing you to compare the reasonableness of the value assigned to your property with the comparable sales data.
2. TAX PROTEST APPRAISAL - Preparation of an appraisal to challenge and appeal the valuation of your property with the Eagle County Assessors office. First, you will receive all of the Property Data described above to help you determine if there are any errors in the description or size of your property. Contact us if you believe there are errors, as a number of options are available to remedy the situation.
Then, we will perform a market analysis, comparing your property with selected sales that offer the best similarity to your property. Refinance / Home Equity
Be sure that you request us if your lender asks you for YOUR choice of appraisal firms. More than likely we are already on their "approved list", and if not we will quickly provide your lender with the necessary documentation to become approved.
For-Sale-By-Owner (FSBO) / Pre-Listing Services
It's very hard to be objective about your own home because of your emotional attachment to it. A Professional Appraiser is objective and will tell you what you need to know, not just what you want to hear. In addition to helping you set a realistic selling price so your home will attract buyers, a professional appraisal is very valuable as a negotiating tool once you have a potential buyer. It gives you something concrete to show your buyer. It's an independent third party's opinion of your home's value, and not just you saying how much your home is worth. Potential buyers know you have an emotional attachment to your home and will be far more likely to give credibility to a professional appraiser's value opinion than yours.
PMI Removal Appraisals
A popular money saver for homeowners in recent years is to get the PMI removed from their mortgage loan. When a lender makes a loan that is above 80% of the homes value, the lender is often required to insure that portion of the loan above 80%. You pay for this insurance with an additional payment every month. However, there is no need to make this payment for the life of your loan. The loan to value ratio can fall below 80% by three ways:
- Appreciation of property values in your neighborhood
- Significant improvements to your home may have increased its value
- Loan payments lower the principal loan balance
We frequently perform appraisals for PMI removal. Before ordering the appraisal, please note that lenders sometimes have approved appraiser lists. Our appraisers are on most local and national lender lists. If not, we have the qualifications for approval with most lenders and we will promptly provide the information needed for approval.
